Revised 28 Storey Development Application - Closed for Comment
On 12 November 2019, the City of South Perth received revised plans for a 28 storey building Development Application at 1-3 Lyall St and 56 Melville Pde, South Perth.
The Metro Central Joint Development Assessment Panel (DAP) refused development approval for a 43 storey Mixed Development building on 14 May 2018. The applicant subsequently lodged an application for review to the State Administrative Tribunal (SAT). Following mediation between the parties, the SAT invited the applicant to prepare amended plans and the DAP to reconsider the application by 14 February 2020, in accordance with section 31(1) of the State Administrative Tribunal Act 2004.
A summary of the revised proposal is as follows:
A 28 storey single tower building with a three (3) storey podium and two (2) basement levels
16 commercial tenancies (the applicant is seeking approval for the following uses: Café/Restaurant, and Office)
118 Multiple Dwellings
260 car bays
Feedback on the revised plans closes at 5pm, Monday 13 January 2020.
Feedback received will be taken into consideration in the development of formal recommendations by the City to the Metro Central Joint Development Assessment Panel (DAP) who will make the final decision on the proposed development.

On 31 July 2017, the City of South Perth received revised plans for a 44 storey building Development Application at 1-3 Lyall St and 56 Melville Pde, South Perth.
These revised plans supersede the 40 and 49 storey building proposal considered by the Metro Central Joint Development Assessment Panel on 3 October 2016, where the DAP resolved to defer consideration of this application.
A summary of the revised proposal is as follows:
A 44 storey single tower building with an eight (8) storey podium and no basement levels
29 commercial tenancies (the applicant is seeking approval for the following uses: Café/Restaurant, Child Day Care Centre, Community Exhibition Gallery, Consulting Rooms, Educational Establishment, Office, Shop and Take Away Food Outlet)

A summary of the proposal is as follows:
A five (5) storey podium level developed comprising:
Three (3) commercial tenancies, residential, aged care and serviced apartment entries and Lift Lobbies, and 27 car parking bays at the ground floor level; and
28 commercial tenancies, 144 car parking bays and 56 residential stores at Levels 1-4.
A 150 Bed High Level Residential Aged Care Facility at Level 6-18.

The City of South Perth received a Development Application for this site, which was open for comment from 17 February until 16 March 2016. A summary of the original proposal is as follows:
A 41 storey tower (132m) and 50 storey tower (159m) mixed used development comprising 350 apartments.
The proposed design provides a range of 1, 2, 3 & 4 bedrooms apartments.
In addition to the residential component there are also 49 serviced apartments, a medical tenancy and a restaurant at ground floor
A total of 616 car parking bays and 177 bicycle bays are proposed to service the dwellings and non-residential uses.
